I always have a heart of pity for those making 40K/50K or below as family income, with inflation & all kinds of expenses rising sharply these days. Very soon you found out you're no longer any middle classes.
That's the downward movement of middle classes, if the family just started their home planning & want to make purchases on properties. Seems like they are the group most.....But I always believe chances will come & people will have to adjust their expectations also.
There was a reporter from RTHK wanted to do a topic on BSD influence among Home buyers & found it difficult to find people to be willing to show up on TV. My colleaque auggested her interviewing me...... Of course, who wants to share with you the reasons why they failed??? They would just blame the properties prices for being too high but what about their spending pattern? Expectations(where they wanna buy)?
Finally, you have to come to realize that at this time of the days there are still a group of stubborn people rather pay high rent on HK islandside than buying affordable properties in N.T. That could be 40% to 50% of their earning going into the rent! Imagine the moment they don't have a job??

The increasing rental charge is not particular to particular districts, but it will occur throughout the entire Hong Kong. Nowadays, we all face serious shortage of lands and residential units in the whole Hong Kong. These observations are fully reflected by the super-low VACANCY rates of HK:
Per the latest figures, vacancy rate of Class-A units (saleable area < 40 sq m) is 2.7%, which mainly includes decoration units in progress, 待租/售 units and 已簽租/售約但未交收 units. Residents of Class-A units are mostly elementary-class and lower middle-class people who suffer the most under the current economic environment.
Under this super-low vacancy rates, these people will certainly pay more rents to compete for rental units. Rental charge will undoubtedly boost up.
In Hong Kong, several districts are under < 2% vacancy rates, namely Tai Po, Kwai Tsing, Shum Shui Po, Tsuen Wan. These districts have pretty high populations. I am very certain that if supply cannot increase in the near future, poor people will certainly pay very much on rental. Rental burden will becoming heavier and heavier, becasue HK does not sufficent units to meet basic needs of elementary-class and lower middle-class residents. These people have one characteristic: their income is ok to pay higher rents but they cannot afford down payments.
For those upper class people, luxury properties are under very high vacancy rates. These people can still enjoy lower rental / sq ft. This is very ironic because they can afford more, but they can pay less rental / sq ft. For class-E units, its vacancy rate is around 12% - 13%. But, its stock volume < 1% of the entire residential units in HK. The impacts of these units to the entire HK property mkt is very minimal.
Have you seen any photoes showing the lower limbs/feet of CY's mother ?
Can HK see any metallurgical assessment report on illegal structures issued by Independent, Qualified, Experienced, and Authorized Persons ??

From the past events, we should conclude that CY does not really know what's law, ordinance, regulation, discipline, procedure, safety to our neighbours., but a man is well educated, qualified and experienced in real estate sectors for many decades ? What is difference between thiefs ?? Where is Justice ???
Indeed, it is very difficult to find a qualified person to respect us because he does not know what's integrity. Bad seeds are bad seeds !
