小弟提議將「港人自住」同「樓房投資」兩個市場分割,「「由今日開始,每年喺政府土地庫或在新界有農地儲備嘅發展商中抽出 5千個單位,以免地價嘅方式,叫發展商起啲簡約樓俾那些首置年青人自住,而補地價呢一筆就用分期付款方式,於樓宇建成入伙之後,由呢班業主繳納,以一個新界市值 2百萬嘅單位為例,建築成本連地產發展商利潤當100-120 萬,可以去銀行用 9成半上會,首期連使費十萬有找,1百萬地價就當地租咁每月同小業主收取,初步我提出與應課差餉租值掛勾,當收 2 千幾3千銀,主要原因是整體私樓租金一定要同潛在租客嘅負擔能力掛勾,而且租金唔同樓市,係無得囤積居奇,無得俾人炒嘅!咁置業人士可望付出一個較低的樓價「上車」,而政府又可以收租代賣斷,而地產發展商同銀行可以繼續做拒哋嘅生意,」」。 |

維港除了放煙花外,根本冇乜作用,應該填平維港造地,滿足市區土地需求,解決市區交通擠塞,起遊輪碼頭係錯誤政策,維港更加擠塞,將來必定會發生大型船難。 |

現時香港最缺乏的是市區土地供應(尤其是港島區),其實可以將黃竹坑,柴灣的工廠大廈改變用途,但議員動不動就說地產霸權,官商勾結,八十後又保育又環保,現在樓價高企,怪誰? |

To increase the land supply for sure is one of the biggest headache for the Gov. On macroscopic level, Hongkies have also got to accept the concept not everyone can choose to settle on HK islandside/Kowloon station, if they cannot afford or there's a better choice of living environment, why stay so packed in downtown??? Poor Hongkies are getting used to chasing the network of school/area of living makes them feel important.....Those with a calculator can you do this for me, if you have to put 2/3 of your family expenses into a downtown housing & money into all kinds of private tuitions for kids to stay in a competitive school which doesn't guarantee they can proceed to a reputable local university(HKU,CU, HKUST), you're going to throw another 1-2million again to send your kid abroad which doesn't guarantee they can even have a decent job to catch up with the qualification(making 10-12K when they graduate) The war is just about to begin, people with no regular cash flow from assets will suffer most!!! |

Good comment and agree with Anggie. I do not live in Kowloon or HK side too. Not because I can't afford, but I don't like the environment, nor the people... Hong Kong / Kowloon people have very narrow views on location (as well as jobs and education). This is really weird as when I lived in London, everyone enjoys living zone 2 - 6, and there are various luxurious area in non city centres. In Hong Kong, what we called "remote locations" such as Taipo, Yuen Long, Tuen Mun, are just equal to zone 2 in London. Sai Kung and Lantau could be zone 3 etc.
N.T. area is really much better living than in the Kowloon and HK. It also gives your children better environment, recreation, air quality, more open mindset. Can you go cycling, fishing, hiking, jogging in TST, MK? In NT we can. Can you see sun rise and sun set in Kowloon Bay, Kwun Tong? In N.T. we can. I lived in N.T. for all my school age, and I entered the top university in the UK. Education network does not guarantee anything. N.T. has many many good schools too.
So far, for all my friends (all at their 30's) who are living in N.T. have far better living qualities and far more savings than those who are living in Kowloon or HK. We are already talking about retirement, but I never heard a single Kowloon friend dares to talk about it. |

To: 5/F. 市民 There are no big idle land pieces on HK Island (except for country parks and woodlands). If you can find unsold / big / idle lands in google map, please tell me. I checked the whole HK in the google map. There are really no idle land of the size similar to Taikoo Shing So rental on HK Island is impossible to go down. Simple theories, because lack of new supply. Unless HK govt is able to clear up all woodland to urban areas. |

新界地固然要開發,但市區地就不得不填維港,維港除了放煙花,根本就冇用,只會令香港和九龍相隔,阻礙經濟發展,填平維港後,港島、九龍將成為大商業圈,更加能鞏固香港金融中心地位。 |
