不少人在2008、2009年將自住物業出售,冀望稍後當樓市下跌時再回購,嚴格來說,他們亦是炒家,不過他們炒樓市向下....... 供樓息無成本,13億同胞又對香港樓大需求。當時賣左自住樓去租兩年樓住博反低的人不呈,真係天有眼。我睇租金甘貴,你地又上吾番到車、又無公屋住,真係好難頂下去。我有個吾等錢用的地產同行2008年尾賣左層自住西環珍珠閣280餘萬,食左山楂麥芽話一年後跌番20%再買番。富人區、好校網區、西港島地鐵線區的上車平價盤跌20%?到今日交左20萬租自住,層樓就值400萬。 |

這些炒波幅人士都很無奈呢,因為業主要加租,存款在不斷貶值。世界霸主不爭氣,昨日數據奇差兼且不少金融機構鬧大幅度減員,房屋斷供者與日俱增。此時,仍有美國加息論流傳于市場就令人很迷惘。是的,兵法上有置之死地而後生,但我更相信在經濟領域是置之死地而後死。美國人不會冒這樣的險。低息環境不知會有多長,但會超出所有人的預期。接下來的眾多QE作用應是鼓勵美國人重拾經營,創業及消費的信心。美國從來都不怕美元貶值,只要大炮夠堅就行。低息持續下資金又沒出路,但願這批有錢人士不要按奈不住衝出市場重拾炒的光輝,否則,憤青又有話要說,政府再行不義。大家是否發現,政府已被騎劫。200萬業主選票,此時不出,更待何時。 |

回4樓tim 閣下此時提到下一代的話題實在言重了,第一城剛問世時才二十余萬,今日二百多萬,我們的上一代當年亦很難想像今天的樓價,天並沒有跌下來。事實上,只是銀紙在不斷貶值(自黃金被放棄為流通貨幣開始,銀紙就永遠地貶值下去,且不以人們的意志而轉移),業主們也不是什麼贏家,頂多守得住而已,如果這樣也算地產霸權,真不知從何說起。至於閣下提到的文章分化問題,我也認同。但天下去哪裡找一篇沒有立場,沒有分化,沒有政治目的嘅政、經文章?甚至本網小吉也曾借贊上善若水而分化,只是手法和湯生不同,當然,這也無可厚非。也不見得上善若水被分化了,有獨立思考就是了。 |

我亦都睇過湯先生的好多文章,好高興見到有時佢會提一些平時議員都不會提的問題.因為議員考慮的,係選民點諗,如何提高知名道. 今時今日,好多人都講樓價貴,買唔到樓,其實只係買唔到佢想買的樓.試問下,係新界今時今日都有好多二佰萬以下,所謂的上車盤,但係好多人都唔會買,因為佢哋唔想係新界. 曾幾和時我哋都有聽過有一聽眾致電曾特首,投訴買唔到樓.女的講佢係醫生,佢男友係律師,你講得有幾成真.我覺得係可信的.不過問題佢講的樓係咪我哋講的. 亦試想下係2009金融風暴期間,政府曾試賣剩下居屋,小弟都有申請.不過就抽唔到.但因為金融風暴關係,居屋當時幾便都無人問津.今時今日,大家又因為買唔到叫政府起居屋.樓價到時升當然係大家想見啦.如果跌,甘又點,咪又吵. 講番轉頭.小弟都有啲地產朋友講,現今入市,一係用家(不過就极少數),一係就抄家.因為有錢,佢哋可以等,或者見到業主肯明顯減價,先入市.到頭嚟,又咪係佢哋得益. 我非常支持曾特首係呢件事上的立場,尤其是8萬5的經歷真的太過慘痛啦. |

現在最想樓價跌的人的而確是d賣出樓等樓價跌的一群。本人也是靠樓收租,生活,還貸,其實辛苦自己知。近2年來的租客50%是d賣出樓的舊業主,他們以為樓價太高了,賣出博跌,其中有些以前有過類似經驗,博贏左。鼎不知今次大窩,低息環境,加上全世界印鈔票,樓價拾級而上。 要承認這些人好慘,因為租金2年輸出幾十萬,賣出概樓得反來d錢可能再上唔到會,變成唔見左層樓。但鼎講都好,他們都是炒家,名副其實的炒家,連投資者都唔算,只不過他們炒濃左,好似股票炒濃都要自己負責,沒有理由炒輸左層樓就要政府買單,要其他投資者為他承擔後果。 當今政府聰明很多,沒有去製造8萬5政策來推愣樓市,令市民受難,眾多負資產者跳樓燒炭。 但政府也應該讓所有當今投資者也好炒家也好,了解香港畢竟是自由經濟市場,投資是有風險,而風險是要自己承擔。政府出面干預樓市,是人為風險,不是香港體制下的自由市場經濟應該發生的事情。 我多年前來自大陸,當時很高興香港的體制,不斷告訴海內外朋友,說香港如何好,其中最令我喜歡和願意留在香港生活的除了溫暖的氣候,中西文化的合璧,以及美食天堂,shopping天堂等等,其實最重要就是這個社會有法律有制度有遊戲規則,投資只要分析經濟面,做好市場分析,技術分析,而不需要像大陸那樣,主要面對的是人為人事的風險,政策政變的風險,無法預測,也無技術分析。 想不到現在香港越來越像大陸,本人之前幾年還在慶幸香港沒有調控,把資金從大陸撤回香港的時候,卻原來香港政府也學來一套,所謂打壓樓市,制定新的稅務政策,直接高姿態的介入市場經濟,而且毫無顧忌。 政府將自己變成一個踢球的中鋒角色,偏幫一些炒輸的炒家,懶惰的費青,打擊一批在投資生涯中為政府作出很多貢獻,至少在政府稅收,就業率等方面作出重大貢獻的,也在投資風險中誠惶誠恐生存下來的純良業主。更不用說,高樓價本身是建立在高地價基礎上,政府豈能在高價賣出地之後馬上推低樓市,不但業主會變成負資產房屋,發展商大概也要變成負資產地皮。 政府如若繼續無良,200萬業主選票隨時變成上街遊行隊伍。 |

In my humble pt of view, the most important factor for the real estste market keep rising, is the limited supply. Imagine, if the Government keep supplying 50000 flats/ year, not to mention 85000, instead of less than 10000/ year, what would be the property price? If the high property price is the result of a skewed policy. I think the Government has a social responsibilty to correct it. |

Sorry, i can't agree with u. As a 80's, i have been working in the society for 7 years after university graduation. I has been working very hard to save money in order to buy my own property (as i am now still living with my parents and siblings). However, the price has been going up to an unaffordable number. Please be fair and think about why the price has been going up to that high. It's mainly because the lack of proper control being made by the government. Most of the officials are owning their properties and indeed, they are the investers. They will not allow the property price go down let alone do something to stop the price going up unreasonabily. |

To LI, I am sorry that I can't agree with your point that the rocket high of property price is because of th limited supply. In my humble point of view, high property price is more be the result of surging demand. Why the demand is surging?? The followings are part of the reason: 1. QEs of US 2. Low interest rate environment 3. Wealthy Mainlanders 4. Local demand, most of demands are driven by the wealth growing effect of the property appreciation. So, the demand will also die down when the property price keeps going down. This was verified by the low transaction volumn from 1998 to 2000. In 2008, before and after the financial tsunmi, the transaction volumn was also very low. As HK government, it is really a bit difficult to predict the demand for property given all factors are uncontrollable and could change in just a few months'time. The so called demand are so "fluid". And a new property policy needs a few years to take effect. So, it's always easy to talk than do. |

To LauLau, You set a good example to those 80's by working hard after your graduation. But, you need to be patient and keep working hard and save your first bucket. Wait for the opportunity to come and grab it. Property market is a cycle, it will have its ups & lows when the macro environment changes. I am a 70's. I have lots of peers most of them are university graduates and some even masters graduates working hard for around 20 years. Quite a number of them are still non property owners. But they don't complain, they know well that they are still non property owners because they are not bold enough to buy a property when the property prices was in a low side. They simply missed the opportunities. They are waiting for the property prices to come down. Don't ever ask the government to control the price or the property market. We had already experienced the darkest days from 1998 to 2003. The man-made disaster of 85,000 by Mr. Tung had already resulted lots of broken families. The property market is one of the pillar to support the whole HK economy. The shaking of property market will shake the HK economy and resulting high unemployment rate. Let the invisible hand to do its work. |

香港現在有一半人是公屋住戶,這些都需要透過政府財政來補貼。問題是香港人是不是那麼不濟,有那麼多人需要補貼。不要忘記補貼這批所謂的公屋戶不是來自最富有的階層,而是來自為口奔波的小業主。 小業主已經非常艱難啦,點解還要政府利用行政干預,讓樓價下跌,去迎合一小部分人的置業需求。而事實上現在市場上仍然有不少上車盤連做保安,也有能力購買。 如果你看淡,不願意入市,我們尊重你的決定。但是如果你看淡,你又不願意承擔風險,卻要全香港的小業主來承擔下跌的風險,滿足那些無膽的渣滓來置業,那就是垃圾。這就是炒家中的敗類。 |

Hi Laulau, Eventhough you're trying so hard to share with us your struggles & viewpoints as a 80's, sorry still cannot quite agree with you that hard-working is not gonna pay-off. You've been working for only 7 yrs & these intial yrs are valuable experience to buiild up your career & selling-point. Yes, everyone has got to have certain selling-points & strengths in order to survive. I know a friend who's an accountant-to-be making 15K per month that could save the $$ for downpayment(of coz' he targeted Yuen Long 2-3Kper sq ft). Now he paid off his apartment already. You know how he saved? Bring his own lunch box outside, take one more PT job, invest $$saved in stocks......He paid only 10% downpayment only so that makes sense. After buying, sorry in just a few yrs time, he already paid-off!(he's the smarttest 80's I've ever seen) Maybe you're still saving downpayment, it's a matter of what you aim at& how you do it! |

香港樓價由大陸人撐起,13億人口當中,只要有1%富起來,便有1300萬人,只要有一半來港置業,便有達650萬單位需求,何況唔止1%富起來呢!這還未計部份豪客係買幾間作投資。
就 算有充足土地供應(唔可能),根本全港市民一齊做擔泥扎鐵都唔能夠滿足大陸13億人的市場需求,他們目的都係要將錢搬離大陸(因為個個都驚共產黨),搬到 香港就最方便,所以買樓就最好,起碼來到香港可以不用住酒店訂房咁麻煩。睇睇成交,有唔少大陸豪客係買多過一間,有些係買十數間作長線收租,香港地地產才 是最有錢途。香港豪宅供應短缺,根本就可以肯定起豪宅係賺硬,發展商自然全部樓盤都會豪宅化,唔憂賣,幾萬蚊呎都係濕濕碎。
大陸豪客好多都係full pay,根本就唔需借貸,始終供應都冇可能滿足13億人市場的強大需求,所以消化完這些政策後,樓價又會大幅上升。商廈商舖供應更為短缺,受自由行帶動,零售暢旺,商廈商舖租金約滿後將瘋狂上升,價格升幅將以倍計。 |

以小弟之愚見,政府應該比o個班話上唔到樓既人100%免首期,地方任佢話要邊度就邊度(買得貴供得辛苦D),分30年供,但其間不准賣、亦不准出租,只可以自住,重要每年或每半年自報証明該單位是真的自住。 咁就可以讓該批人士高高興興。亦讓該批人士知道供樓的苦澀(正如我們以往的經歷)。 最重要的是,如果該批人士中是有心存樓價升而獲利離場的話,他是不可能取得這個資格。亦証明該批人士只為吵吵鬧鬧的一群。 可以供滿30年的那一群,便是真心上車的一群。 30年期間不要說什麼“失業”、“生病”、“特發事情”而要求停供。只可以將單位交回政府及要有証明(情況就如斷供){正如我們以往的經歷}。有無錢發還就留比D banker及政府諗。 供完30年,層樓就係歸佢架勒!
以上只是小弟之愚見,敬希各位有識之仕改正,以止該批人士日吵夜吵的咳。 |
