三萬新盤等住出貨 我時時講,犯賤商唔會惜貨,二手孽主以為自己塊爛磚頭好寶貴,以為好值錢,吊高黎賣。我建議吊高賣樓既孽主,就算賣唔出層樓都唔好丟左條吊高賣樓既繩,我好肯定日後可以孽主自用。犯賤商睇爛磚頭好簡單,係手上既貨,賣出去賺錢,絕對唔會惜貨,而且唔怕爛磚頭跌價。因為麵包平左,麵粉會跟住平,犯賤商只係貴買貴賣,平買平賣,樓價高又好,低又好,唔緊要,最緊要走貨快夾準。 早一年前,我已經話一手打二手,二手等BBQ。現在香洪上演"顛晒同大疴屎顛,雙顛劈冧二手樓","思歪辣椒焚城記"同埋"銀主盤業主勁蝕數球",完全係意料中事,只係終完指數仲上升,係楊某始料所不及。 老屍有冇做到咁揚呀,有冇咁蠢呀,睇佢個樣係低左少少,不過,唔似蠢到咁啫。 |

今次天璽減價賣樓 gave prospective buyers and investors confidence in owning property again. It is a clear indication that buyers are reluctant to pay the extra 3D, but are still willing to buy property at current prices. In my understanding, the NET prices buyers paid is not lower than prices before 3D, but only the 3D sums are waived? Second hand properties will have trouble selling however because they cannot "waive" the 3D by reducing prices, unless it is company owned? |

There is no reason to spread hatred for people who have flats, with words such as "孽主" much like people who have flats do not dislike those who hasn't bought flats yet. In fact I believe that everyone should buy flats sooner or later.
I also don't think flat owners are "吊高黎賣". For home owners who are living in their flats, they simply don't want to move. And for investors, it is difficult for them to find other investments that have a yield better than property (for the same risks). It's not like they are "吊高黎賣" just to offend non owners.

今早在看討論區時有看到金管局收緊按揭成數一說 立即朮然一驚 其實出什麼招都是虛, 最要命最影響民生的絕招就是所有按揭不論一按二按及中細樓只可承造五成。 像我們這批80後, 肯定10之有8買不起樓, 誰會有最少200萬流動現金投入樓市? 當然這個瘋政府自從提高壓測而搞到我頭痛後, 也不差這樣搞囉, 到時咪一齊攬住死? |

前一陣子,傳首富沽中港資產,移師英美;民調反映想移民的中產增加; “占中” 的議題令人擔心香港社會是否會出現混亂,進而影響經濟;伯南克退市,欲退還留;美國債務違約問題,若隱若現。香港樓市在這種種不利因素下,在高位反復。看好者悠然:種種利淡消息下,樓價仍堅挺。看淡者著急:那麼多不好消息,為什麼還不跌。
天璽開賣,回贈印花,也出現了兩極看法。看跌者說:大發展商都減價促銷,是跌市信號。看升者言:發展商提供優惠,即見買盤湧現,是調整見底信號。見跌說熊,見升講牛,是傳媒和一般樓市分析員的通病。
早在去年底,我就預計今年樓市升幅不會達到雙位數,估計最高升幅約8﹪。而實際上到目前為止,中原指數最高見123.66,比去年底升6.8﹪。現在樓價水平約為120,對比去年底的升幅是3.6﹪。
記得對2013年樓市的預測,有人講跌10﹪,有人估跌15﹪,有人測升10﹪,有人認為先升後跌,無升幅。到年底還有不到兩個半月,離放榜的時間越來越近,結果如何,很快就知曉。
現今香港的社會環境,市民偏激的情緒在蔓延,政府急於求成的心態在升溫。因而有見老師不務正業,“調理農務”,有見政府不甘寂莫,“調理樓市”。大多數取中庸之道的中產市民,在激進的民粹和官員的愚妄之間,成為社會的磨心。中產者社會責任較大,稅無少交,福利沒多拿,擁有物業又成為一種原罪,不斷受到限制和打壓,所以越來越感覺到 “落差”。 |
