什麼時候再買? 目標是40歲有供滿的一層物業收租, 居屋mortgage應加快還清, 還是居屋應保持現有mortgage?謝謝!

The property I had in the Western District, we purchase it by 長命契模式. We purchase it in Jan 2011, and sold it in Jan 2013. The exact transaction date will be Mar 2013. After the transaction, I will have cash flow of 1.3million.
To be clearer with my situation is that my mother was diagnosis with the final stage of cancer, and now required a medical expense of around HK$24,000 per month. I usually give her one off payment per year of $250,000, and my sister covers the other expense. This is the second year after she has been diagnosis. She does not have any medical insurance to provide coverage for her medical expense. Therefore, all the money comes from me and my sister.
Currently, we can still manage the medical expense. However, I would like to plan for the long term in order to cope with my mom’s medical expense and any other methods to manage my money.

至於收回1.30mil款項,讀者應善用該筆金錢為自己日後打算。如自認庸才但未有人生伴侶襄助去擴大借貸能力,好應了解多點財務技巧去為收入「開源」。1.30mil之一半可作人幣定存,望有突發事件而出擊買樓,先完成「退休擁有三層樓」當中之第二單位佈局。另外你的目標: 40歲有供滿的一層物業收租與筆者「有錢爭住先」的諗法是違背的,除非認為自己六十歲一定離世。人生頗長,何不利用時間為自己工作,把現金好好投資,到老才慢慢由槓桿市場退出呢? 買賣樓房確實是用了槓桿,但不代表每跌5%你就要被人call-margin,或force-liquidate。
