昨日有報導話林鄭月娥講如果地產商唔投地、玩流標,以控制土地供應,咁政府會將賣唔出嘅土地交俾房委會, 用來起公屋及居屋,拒仲舉早前流標嘅荃灣灣畔地就係一個例子,我想買左後面城畔嘅華懋應該係度「揼緊」! 幾年前好多代表中產嘅報紙,都係咁叫政府改善勾地表機制,但政府當係耳邊風,當你班友透明! 土地供應短缺令到樓價上升,大型發展商嗰倉都係得幾幅地,咪唯有將拒地起曬「豪宅」,否則員工點開飯? 但 2011 年開始,政府立下軍令狀,會有每年 2 萬個單位嘅土地推出市場,將呢啲地都起曬豪宅?你當發展商係傻瓜?? 政府將九肚山、南昌站、灣畔等土地都劃來起細單位,根本係揾香港庫房「較飛」,呢啲地點點講都應該值幾千銀一尺! 加上建築費用 2 千多元,連埋裝修、家電---,成本係 7 -8 千銀起碼!!又加上只能發水一成樓下,又要實用面積計價! 咁第時一個普通 2 房單位 1 手價肯定 3 百幾萬起錶,請問香港每年有無上萬個咁嘅上車客先??? 初出黎做嘢嘅買唔起;有細路嘅唔夠房用;而換樓客有幾可越換越細?最後呢啲單位都係俾投資客食埋用來出租居多! 仲有樣死嘅係,好嘅地段及海景地用曬黎起微型火柴盒,咁第時揸住呢啲 2 房新樓嘅業主,如果唔俾多一倍呎價, 都唔使旨意換市區三房或四房,重要係 2 手,因為新盤大單位斷曬層!!!! 如果樓市下跌,可以令到上唔倒車嘅人買倒樓,咁我哋呢啲小業主嘅壯烈犧牲都話有少少價值! 但依家係啲中下階層繼續上唔倒車,因為金管局要啲銀行收緊按揭,只係益左有大舊錢嘅人先買倒樓! 特首房屋政策唯一亮點係唔俾啲邊緣人仕買樓,以免拒地成為負資產,但後果係啲樓俾大陸豪客買埋、買曬! 重要係合理價,第時嗰啲在「房屋安全網」以外嘅人就要同大陸業主租先有樓住,真係多得政府同政棍唔少! 政府嘅打壓樓市政策最大嘅效果係令到換樓客換唔倒樓,斷地產代理米路,同埋向啲唔識經濟嘅政棍交差------ 最後我知道北角邨及巴士總站塊地王都玩埋限尺,各位想係市區換三到四房嘅市民,係咪要「少爆」呢個「特衰政府」先!!!

上次向股海大C学习以股论楼,话股市大牛讯号己在去年十月出现,并预测楼市未来两三个月转势向上,怎料文章一出竟然引来一众聪明钱转战楼市,过去一周楼市成交大增,为过去11个月来最多,一时信心爆灯,决定来多一次以股论楼,以印证楼市转向之说。 打开恒指日线图,一个中期利好讯号跃显纸上,从去年11月起至本年1月的头肩底己在年假后升破,如近期能企于21000点上,将向24000点最少量度升幅进发。再次印证楼市转向之说。 总而言之,都是那一句---上车要早人一步,否则苏州过后冇次艇搭啦。 |

仲有班議員過往幾年一直阻礙香港整體發展。只懂批評,毫無建樹;只有反對,全無建議。咁樣仲應該有人工加? 用副局長薪酬作比較準則喎,我覺得佢哋仲廢過啲政府官員囉… 人哋政府官員都成日俾啲議員話呢話路,咁嗰班政棍呢?次次攪完鑊粥最多就閃埋一面一段時間,從來唔會承認自己唔啱同做錯,毫無遠見毫無承擔,只為選票而做嘢,呢啲人值咁多錢一個月??? |

Recently, our Finance Secretary has said to the local citizens how to build up sand bags against the overseas challenges in the coming days. Here, our Lawmakers are still considering how to maximise their wages without giving any reasons, guidelines & details to 7 million citizens in HK.
