「先輸策略」是基於買同唔買之間的人性
諗樣兄: 你好,本人剛30歲,上年跟太太結婚,過往兩年一直有留意樓巿,但因猶豫不決而沒有入巿(只怪最近才閱讀閣下文章),現租住巿區細單位,死約到今年10月屆滿,月租8.6k。本人和太太每月總收入約54k,沒有其他負債,現資產分佈如下: ﹣ 現金約650k ﹣ 股票,債券及基金約490k ﹣ 外幣約500k 因太太剛剛懷孕,預計今年9月出生,居住於將軍澳的母親將會幫手照料,現正苦惱如何安排日後居住問題,煩請指教,謝謝。 1. 打算購買將軍澳站或調景嶺站附近私樓,但因樓價全都超過4百萬,不可以借9成而需要動用更多資金作首期。 2. 先租住將軍澳站或調景嶺站附近屋苑,待1至2年後才入巿。 3. 除住屋問題外,如何更有效善用現有資金增值為將來打算。 ANSWER: 人習慣有直接反應回饋之動物,例如古時打獵由工作到產出之連接是即時的。因此在想法皆傾向用自己前額葉作思考,即控制身體作出不經思考的反應之部份。你肚餓而聞到香味想食野係不用經自己大腦推理而辦到的、你係股票蝕錢而想減少損失亦不是經推理出黎,總括而言,你我確實成日都唔太經大腦諗野,只係用自己反應回饋思維而避免邏輯推理思考,而諗樣為大家提出的,是希望你我多慣用大腦推理,衡量多個步驟後作出決定,更為有利。 有能力買樓者,當然都希望再平D先買。但樓平時多有兩個現象同時出現,一為失業率大升、二為銀行「收水」唔借貸,令你較難在低位買入。在此提出先輸思維,先輸一仗再待機決戰,三國時陸遜抗劉備,都要先輸幾十個關要,再趁對方一個失誤,出力火攻而力破百萬大軍,一舉取勝的。讀者現在每月捱租$8600,還有被加租風險,不如先行用單名置業及運用靈活按揭計劃為現金收息,此方法要付約$35000印花稅、約$20000經紀傭金,供樓利息支出$4500(全數$8774),按揭保險費可加借約為$88000,收入有靈活按揭每年收息1.25mil*2.4%=$30000,現金回贈$22500。 由於按揭保險費可加借,拉長十幾年去還$88000,所以不把此項落入支出項。用以上各項計,你置業在首年期之付出為$35000+20000+4500*12-30000-22500=$56500。律師費幾千元未計入,裝修豐儉由人,更可買入已修好單位。到次年已沒有印花稅等一筆過支出,息口如沒有向上調,你的支出只是$4500*12-30000=$24000。惟息口如真向上,你存放在靈活按揭計劃的資金亦收高息。點計都係只得2.50mil的一半(即1.25%)承受被收高息風險。 當然買樓最令人擔驚受怕係: 樓市大跌,令人變成負資產。但觀乎讀者根本有現金係手,2.5mil的樓跌一半又何妨,而先輸策略最精要地方,就係個市一定要跌! 萬一樓市下跌五成,讀者在早前購入的自住A單位市值1.5mil。惟佢之前睇中既4.50mil單位,現在2.25mil已有售。由於讀者呢幾年沒有交租、將$8600每月儲起,兩年可儲$206400,講到呢度你已經知,呢筆原本是淨支出的錢已足夠支付首期。「買完又想佢跌」呢個心態聽落有點怪,但如你相信射幸事件總會出現,即街邊講既「十年梗會跌鑊甘」一定會發生,何不先參與市場,熟悉樓宇買賣運作,係大跌市你有現金有經驗,狠心咁鋤多十萬價,你而家交梗既成年租都返哂黎,問題係: 你先輸唔輸得起。 人是習慣逐步進步,每日有所收成的動物,大部份人都想先贏的,或十1蚊分十次提取(常贏)。殊不知連開十盤大之機率、其實同賭十盤後只得一鋪細之機率雷同。但大部份都習慣買入後之物品(可以係馬會張飛)會遂步上升、就好似你起馬會訪問一眾「馬友」,都對自己買入之「號碼」過份充滿信心。反之如對該物沒有信心,傾向一蚊都唔買! 「先輸策略」是基於上述兩種極端的「買同唔買」之間的人性,在夾心空間中找出一個應對方法:因應自己能力先買一部份,如果輸得更多,再買。當然你會問如果樓市真係跌完五成又五成,話唔定大家輸完鑊金又再輸呢? 這正如恆指跌到零點一樣,是筆者沒有能力幫你控制之風險。惟在上文提及買入價值2.5mil樓房之建議,已助讀者有效控制風險。近日有不少讀者怪責自己最近才閱讀閣下(筆者)文章,此話未免太過抬舉。如覺得此文有用請推介予你的朋友,在facebook share或口述亦可。等大家多一個諗法,此為諗樣良策。

In the 4th week of April John Tsang's Budget will be sent to Legco for sanctioned but will be attacked by cloth rolling. This budget includes SSD2, BSD & DSD so please cloth roll in Legco as long as possible. As to the suggested march to protest against SSD BSD DSD & unreasonable mortgage tightening, if Dr. Tong calls for it here and also in yahoo fixing a specified date and venue, I think most of the 1.7 Million property owners in HK together with their family members (an estimate of 4 Million people) will support & attend the march. 小弟是湯生的忠實讀者,現有以下疑問: 香港有百多萬小業主,姑且當這些業主都是自用的市民吧!在一般情況下,無必要出售物業,那麼樓價升跌對這些人有甚麼實質的影响;如果樓價下跌三成,小業主供款每月準時繳交,銀行又不向那些九成按揭追收差額,也沒甚麼要担心的。 那如果說有部分可能環境所迫,急須賣樓變現,售出價高於買入價不是必然的。如果說要保障百多萬小業主的基本利益,那麼,政府是應該立例設定中原最低指數,例如一原指數不能低於100點。 |

Answer to your question: not all home owners possess only 1 property. they may have 1 or 2 properties for rental. But that is needed for a sensible and capable HKger. Everybody knows that we don't have enough pension and MPF for our retirement and we need to plan our retirement while we still have the abilities. Buying additional 1 or 2 rental properties, can fulfill an average HK citizen financial needs after their retirement.
A normal and decent HK citizen won't eye on the welfare of government. They will plan their own retirement and buying 1 or 2 rental properties is probably the best way. You need to separate them from speculators. Planning for retirement is only a humble thinking and act. But now, our gov't is trying to stop their way to a financial burden free retirement.
In my view, middle class in the 40s are the biggest losers. It's golden time for them to plan for their retirement. They may have high income but not necessarily very cash rich. So, buying a rental property for retirement is the safest choice. But with all the measures gov't imposed, they cannot work their route and just stucked in the situation. And the worst is when they retire, they can't get any kind of help from the gov't......and they are the tax payers.....and see what our gov't did to them.....
