SSD 都唔好忽略! 除非有人寫包單跌硬 3 成以上,否則一動不如一靜!! 而現在有首期係手,同時俾緊錢幫人供樓嘅租客都有數計,首先自己要做壓力測試先,最少計多 2 厘之後,供樓支出要保持 4 成樓下;有 4 成首期;供要平過租;預留一年現金開支;買埋失業保險就完美! 手執幾層樓者,最少放一間持盈保泰方為正路!! |

喜雅位於長沙灣保安道18號,項目分兩座共327伙,建築面積為567呎與777呎,主要是兩房與三房單位。大約在兩周前推出第一批60個單位,首天已獲得400張申請票,超額認購5.7倍,隨後房協又分段加推,已先後加推至240伙,共獲3,109票認購,已超額12倍,正式開盤時,應會被搶購一空。 當此歐債危機,全球股市暴跌,投資情緒低迷,多名高官更出言「恐嚇」,指樓市有泡沫爆破的風險,而喜雅的訂價亦不見得便宜,初推時7,524元一呎,現時已加價至8,292元一呎,但喜雅的認購仍如此踴躍,足見市場上的確存在著很多有實際需要的用家。 香港已實施額外印花稅,短期轉讓代價沉重,根本不可能有炒賣活動,而喜雅又不容外來投資者購買,只是純粹靠本地用家,需求已如此強烈,反映供不應求的情況已十分嚴重。 喜雅只是一個沒有甚麼特色的中小型樓盤,已可吸引七千多名認購者,相當於今年住宅的落成量(約11,000個)的六成。若考慮到其他樓盤也有類似的潛在買家,在僧多粥少下,樓價焉能靠出口術而壓得住?政府應該致力增加土地供應,而不是把責任推給炒賣活動。香港住宅的空置率只有4.3%,土地資源的使用效益非常高,根本沒有囤積居奇的現象。政府可不要斷錯症,亂下藥。 |

本人現住藍灣半島大單位,被業主大幅加租三成,跟住去問agent找同區嘉享灣,杏花村,太古城,但發覺同區都出現一個現象---大幅加租,而且租盤奇缺,看來我要搬去將軍澳租金比較相宜的地方,真的希望C.Y.要考慮幫下我們這些三無人士,例如租金津貼 |

The responsibles for the Housing Authority /Society made many twists / distortions in the rents in the current market in the past dates. Imagine the newcomers or new households applied to the public housing can only pay 1/5 or 1/4 rents in market, someone can even apply anytime to live in town for such low rents. How we can we afford this huge demands in the long term ??? They should review the rents from one to seven years old of the new public estates. |

Obviously, supply is not enough to satisfy huge demands due to population increase and new investment needs. Govt should build many more public estates and supply more lands so that people do not need to pay very high rent. |

To No. 8), I can understand your situation b'coz I lived on islandside all of my life & quite get use to its convenience & neighbourhood. But the fact is: you cannot afford to rent there all of your life! Somehow all the people that live on that side are my relatives & friends that settled for 20 yrs, they bought their apartment 20 yrs ago or even longer for 30 yrs & the house was bought for less than 1 M. Why would they sell/rent it to you cheap?? It's market man! If you still do not own your apartment, I think you should seriously consider to land on the territoruy when you can still afford & not like my colleaque 52yrs old still dreaming to buy in North Point but she can never afford(still renting.......) |

That could be the questions of cashflows management, planning, individual purposes, and so on. Many people are affordable to live in deluxe apartments, but they never consider to buy a house. At the same time, the officials have made too many twists / distortion on the rents for the public estates. Actually, these people are using the social pressures to take an advantage from the community. |
