首置買按保借九成,點睇都係自住,又唔係投資賺回報,負資產又點呢?再講樓房係用嚟住,用吓一年用吓又一年,咁用過兼舊嘅嘢計埋折舊,負資產係正常預期,樓價不跌反升才不正常,故此無謂太過為人擔心。 |

在全球眼中,香港的樓真係貴到不得了..... 不過, 話貴又貴下添,, 我相信想上車的人一定會心動, 因為比之前的確平左好多.

其實要借按保既人,唔係就係防守力早弱,早易變負資產既人咩?? 如果連幾成手期都攞唔出,要靠比勁貴既保險金先上到會,現金流唔方多得去邊。一陣失業率上升,呢班無銀又無埋份工,點頂?? 另一方面睇,按保生意上升但係成交縮水,就是說真正有實力既抄家,大戶已經無咩出手。現在頂住個市既只剩下這班最猛猛緊既新仔...呢個情況樓市又點會穩定呢???

Seems there is another round of dropping coming. Since, after the cheap offer gone, the volume is down again...
There is fewer and fewer people watching flat in the past few weekends. I see someone in the agent's shop . He chatting with the agent, and he even dun know what is the DSD, SSD and BSD! Moreover he also dunno what is provisional agreement... I think there is only such rookie buyer left in the market... |

就算是成交多,博士贏了,可能反而代表樓市是向下訊號,原因就是樓價上升反而令買家卻步,就像上年創新個高時就越來越少人買,所以千祈唔好望贏呀博士!

真兄,申請按保特別係去到9成, 審批係幾嚴格的, 講緊係on top壓測10-20%既要求. 只要唔call loan, 呢班人無咁易出事的~~~

樓上11樓,所謂有錢人都係塘水滾塘魚,個個都靠樓發達,點會話樓貴?撇除豪宅市場,只有博士佢坐擁幾佰億資產嘅人在上年話細價樓要爆,算十分有良心,不過希望這份良心不會動搖。 |
