Agent with high EQ is more desirable

Damon Ho

Hong Kong, as an international financial center, although numerous commercial transactions have been digitized, but there are still many transactions that must be completed by agents.

As a competent agent, having profound products knowledge and high IQ (Intelligence quotient), could certainly make fruitful results with less endeavor than ordinary colleagues. If staffs with a high IQ are favorable, those with high EQ will add exponentially value to their companies. Unfortunately, those with high IQ but low EQ (emotion Quotient), will turn to be negative asset without a doubt.

Like a successful real estate agent, those with clever mind will have a higher possibility closing deals. But high caliber agents with eloquence and show-off personality will have adverse effects to close the deals.

One friend of the writer recently inspected a premises which was introduced by a property agent. Phase one of the property inspection went smoothly. However, in the final stage, both two sides had a dispute over the situation of Taiwan Strait. Consequently, my friend purchased the desired property through another agent of the same property agency firm.

Above mentioned-mentioned agent did not differentiate the role between the host and guest. Moreover, this agent was wrongly to assume that he could manipulate casually because he was too confident to manage well this matter. In contrast, he finally lost this customer. As a client, he must pay commission to whoever he hires. If that is the case, he has no need to hire someone with quarrelsome characters to help him to invest.

In one recent social incident, one agent with high IQ and low EQ made a disgusting manipulation, which eventually led to him to be fired by his company. Every society has hidden taboos, which cannot be deliberately offended. Otherwise, you hardly avoid being punished by God.

In community like Hong Kong, the public is too emphasis on school test scores. In order to survive, the kids are taught how to get high scores in any kinds of school tests. One high score's student seems to be a proven record as a competent worker in the future. In such twisted ideology, one is more likely to develop a self-centered personality. Above-mentioned agent is also a smart person with argumentative capability, but his behavior has offended the bottom line of our society and caused strongest condemnation. As an ordinary client, how could he be willing to hire such kind of person to oversee his private investment?

The Bank raised rates to 5% from 4.5%, the highest level for 15 years. Many analysts had expected a smaller rise.

It will lead to higher repayments for people with loans and many mortgage holders, but it should benefit savers.

Bank governor Andrew Bailey said that if it did not raise rates now, "it could be worse later".

6. HK MA refining measures assisting individuals 2023-06-27 11:36:41

Financial Secretary Paul Chan Mo-po said that the government is working with the Hong Kong Monetary Authority in refining measures aimed at assisting individuals who intend to buy homes for their personal use.

In the context of ensuring financial security and safeguarding the interests of homebuyers, the government is exploring ways to provide assistance to individuals who seek to upgrade their homes, Chan said, adding that the focus is primarily to fine-tune the existing measures.

In February 2022, the government implemented relaxed rules that enabled first-time buyers to secure mortgage financing of up to 90 percent for flats priced at HK$10 million or less, exceeding the previous maximum of HK$8 million.

However, there have been appeals from homeowners for the government to provide assistance in facilitating the transition to larger flats once they start a family.

8. Darkening outlook for UK property market 2023-06-29 13:38:13

The first rise in UK house prices in seven months was overshadowed by a rapidly darkening outlook for the property market after the Bank of England's shock 50-basis-point interest-rate increase.

The average cost of a UK home rose to 286,000 (HK$2.85 million) in April, up 0.5 percent compared to the previous month, the Office for National Statistics said.

The figures contrast with more recent readings from mortgage lenders showing that prices are declining, based on loans extended to buyers.

The ONS figures reflect prices for completed transactions and lag by several months.

9. Villagers objected to take back Golf Course 2023-06-30 13:28:05

Hong Kong will suffer from disasters and bad luck while achieving nothing if the government takes back 32 hectares of the Fanling Golf Course, nearby residents said yesterday at the Town Planning Board's last public hearing.

Villagers said building public flats on the golf course will undermine their living quality and aggravate traffic congestion in the area, as they expressed objections to the government's plan to take back the land for public housing in a nine-hectare area.

They said they would rather have the land back if the government no longer leases it to the Hong Kong Golf Club.

Speaking at the hearing, a representative of the Ching Ho Football Club of North District said he had visited the Wong Tai Sin Temple to ask about Hong Kong's fortune.
